Several site alternatives were studied including the remodel of an existing four story bank building of 34,000 sq. ft. and a two-story building of 18,000 sq. ft. plus additions of 21,000 sq. ft. of new construction for a total of 73,000 sq. ft. The estimated cost of seismic upgrade for essential services, ADA compliance, new interiors, electrical, mechanical and security systems determined that it would be clearly more cost effective and functional to construct a new two story Central Police building.
During the schematic design phase a holding facility and the City’s communications center were added, bringing the total area to 81,000 square feet.
The project was designed under the “fast track” segregated bid method with a very quick time schedule and low budget. Leach Mounce worked with the construction manager/general contractor hired by the City to provide schedule and cost control. Leach Mounce designed the new structure for rapid economical construction with two-story tilt-up concrete walls and steel/concrete composite floor and roof decks. The existing buildings were reanalyzed for corporate or institutional uses. |
